Gift & Inherited Property Tax Calculator

Pakistan has no inheritance tax — but "not taxable as income" is not the same as "costs nothing" when property changes hands.

How did you receive it?

The two questions

Income tax and transfer cost are separate

  1. Is it income?

Inheritance never is. A gift depends on the relationship and the paper trail.

  2. Does transferring it cost?

For immovable property, usually yes — advance tax and stamp duty.

  3. Keep the documentation

A gift deed and a banking trail are what defend the position.

  4. Selling later is a third question

Capital gains can apply on disposal, with its own basis rules.

Reading the result

No inheritance tax, but the transfer still costs

Pakistan does not levy an estate or inheritance tax, so receiving property on a death is not taxed as income. That is the correct answer to the usual question and it is also incomplete.

Moving the title still attracts the ordinary costs of a transfer — mutation charges, stamp duty where applicable, registration — and those are payable by someone. Families told "there is no inheritance tax" sometimes arrive at the registry expecting nothing to pay.

Gifts turn on evidence and relationship

A genuine gift is not income, but the protection depends on it being demonstrably a gift: from a relative where that matters, documented, and where money is involved, moved through banking channels. An undocumented transfer that later has to be explained is the situation the rules are designed to catch.

A gift deed, the banking trail and contemporaneous records are what make the position defensible years later.

The cost base carries forward

When you eventually sell inherited or gifted property, the gain is computed against a cost base rather than treating the whole proceeds as profit. Establishing what that base is — and keeping the documents that evidence it — matters far more at the point of transfer than it seems to at the time.

Where this stops

This works out transfer costs from the figures you enter. Distribution of an estate among heirs is governed by succession law rather than tax, and the two questions are separate.

FAQs

Gift & inheritance FAQs

Is inherited property taxable in Pakistan?

Not as income. Pakistan has no inheritance tax and no estate duty, and what you inherit is not income — so receiving it creates no income tax charge. That is a different question from what it costs to transfer the title into your name, and from what you owe later if you sell it or earn rent from it.

Are gifts taxable?

It depends who gave it. A gift from a specified close relative — broadly parents, spouse, children, siblings and grandparents — is outside income. A gift from anyone else can be treated as income and taxed at your applicable rate. The distinction is the relationship, not the amount.

Why does the banking channel matter for a gift?

Because the exclusion in practice rests on being able to evidence the gift. A money gift routed through banking channels, supported by a gift deed, is documented and traceable. Cash handed over leaves nothing to show, and an unexplained increase in your assets is what invites a challenge — at which point the burden of explaining it is yours.

So is inheriting or being gifted property actually free?

No, and this is the most common misunderstanding. Even where no income tax arises, transferring immovable property generally still involves advance tax on the transfer and provincial stamp duty and registration charges. The calculator reports those separately for exactly that reason — "not taxable as income" is not the same as "costs nothing".

What happens when I later sell inherited property?

Capital gains tax can apply on the disposal, and the holding period and cost basis for inherited property need care — the answer often depends on the original acquisition rather than the date you inherited. See the Property Capital Gains Tax Calculator, and take advice before selling.

Do I need to declare a gift or inheritance on my return?

Yes. Not being taxable is not the same as not being reportable — assets you receive belong in your wealth statement, and the increase needs to reconcile. Declaring it with the supporting deed is what makes the non-taxable position defensible if it is ever questioned.

Why are the transfer rates editable?

Advance tax rates on property transfer differ by filer status and have been amended repeatedly, and stamp duty is provincial with different rates and occasional concessions for transfers between relatives. Enter the rates that apply to your province and your case, or check the dedicated 236C and 236K calculators.
